What is Weathertightness?
Weathertightness refers to the weatherproof resistance of a building. The problem of a building weather-tightness, also know as a leaky building has affected many houses in New Zealand where poor design, construction and use of certain building material such as untreated timbers resulted in serious building damage along with health implications for its occupants.
When water and moisture penetrate the building it can accumulate behind the cladding often not being found for years. There is sometimes no way out for this water, so a perfect environment is created for toxigenic mould to grow, eventually rotting the timber framing.
Where any building has the potential of weathertightness risk, in New Zealand it has particularly affected homes greatest of a certain age most notably buildings with monolithic cladding.
The period where weathertightness problems have occurred the most are homes built between 1987 and 2005 particularly where untreated timber framing were used in construction of buildings. This period of construction contributed significantly to the extent of damage that homeowners have experienced to their properties.
