Who needs a Weathertightness Building Inspection and why?
Moisture can be incredibly dangerous for a property.
It can destroy the materials of your home without you even realising. It makes your property unsafe to live in and can impact the health of your family.
That is why it is crucial to have a Weathertightness Building Inspection completed if you suspect any leaks, or are looking to buy a new home and you are concerned it might be a leaky home. You might have also been asked by your bank to get a weathertightness report. We can help.
What is a Weathertigtness Building Inspection?
A Weathertightness Building Inspections is a specialist comprehensive building inspection focusing is on how weathertight the property is and if there are signs of any leaks or water damage.
Our process includes having our expert Building Surveyor visit the property to thoroughly inspect for weathertightness issues. A report is then produced that identifies existing or potential future water ingress issues.
Our RICS qualified surveyor will check your property from roof to foundation (and everything in between) for signs of leaks or moisture. We will also advise on any areas we consider to be at risk and any preventative measures you can take.
What is included in a Weathertightness Report?
Honest, accurate, independent and impartial advice. Our reports help you to understand any risks or potential problems at your property concerning weathertightness. In short, it basically tells you how weatherproof a building is.
Our inspection process checks everything from the potential for a ‘leaky building’, to weather damage, moisture build up or general leaks at your property.
Any number of things can cause issues with weathertightness. It could be down to poor design or construction, the use of incorrect building materials, general wear and tear, or damage to the property.
Regardless of the cause, excess moisture can create health implications for you. When water and moisture penetrate a building, it can accumulate for years before being detected. Sometimes, there is nowhere for the water to go, so it creates the perfect environment to rot the timber framing.
Our comprehensive reports are detailed, but easy to understand. They include a write up of what we found during the inspection and plenty of photographs to highlight any issues. We report in accordance with the New Zealand Property Inspection Standard NZS 4306.
We have both Public Indemnity and Public Liability for your protection. We are RICS qualified and our reports are recognised by the banks.
Why do I need a Weathertightness Survey?
If you are considering buying a property, then we would recommend getting a weathertightness check completed to ensure you have all the information to make an informed decision.
You may also choose to have an inspection done at your own home for your peace of mind.
Buildings particularly at risk are those that were built between the mid 1980s and the mid 2000s, especially if they contain monolithic cladding. Often, during this period, properties were built with untreated timber framing, greatly increasing the potential for water damage.
