James Stuart MRICS

After qualifying as a RICS Chartered Surveyor, James has spent the last 31 years as a Building Surveyor inspecting and reporting on the condition of properties and providing expert advice to his clients, for a range of different purposes both in New Zealand and the UK.

James takes great pride in his accurate reporting and ensures that no stone is left unturned, so you know the exact condition of your property and what the next steps are for your property. He always tailors makes his approach to take into the different needs of his clients.

James’ passion for people and property started when he was six and Mr Smith taught him how to lay bricks at his Dad’s construction site. His dad renovated properties for a living and James joined in whenever he could.

Later on as as a student James worked on a variety of building sites and construction projects giving him hands on experience of property construction.

James then went on to do his RICS Chartered Surveyor training spending three years studying full time at undergraduate level. James thrived on learning his subject in depth.

James’ RICS undergraduate course covered all aspects of property construction, property materials, property defects and faults, property maintenance, property development, property law, property management for both residential and commercial premises to name just a few of his subjects.

James then went on to spend ten years working for local government. He was responsible for carrying out a range of different building inspections/assessments, including defect identification and issue analysis and investigations. He also led on different projects to investigate what could be built on different sites. He wrote and delivered reports covering all planning, options and costings for the projects. In this role, James also checked construction work over a period of time and signed off completed developments. He also represents his clients at planning committee ensuring consents were granted.

James then went onto to set up his own business working with both private companies and local and central government. He carried out building surveys and assessments including due diligence surveys and building condition assessments on both commercial and residential premises. He also advised clients on property legislation and compliance regulations, Building Code, Health and Safety and building contract management. James also provided maintenance advice and prepared long term maintenance plans for his clients.

The 2008 global financial crisis (GFC) hit the UK hard so James diversified his building surveying career. From this point on enjoyed a variety of different roles both in UK and New Zealand encompassing all areas of building surveying.
