Case Study - 1980s Building and Problem with Parapet Wall

At this property when it rained in a certain direction, it appeared the roof was leaking at its edge. The wall inside ran water over switches and fuse boards. This problem had started ten years ago.

James our Building Surveyor went to investigate the problem. He tested the wall with a temporary cover and found out the roof worked but the wall was porous, soaking up the moisture. As soon as the temporary cover was put in place, the problem stopped.

James then carried out further investigations and found out key hardware components to make a wall correctly had not been put in place at the time the wall was built.

From these investigation James came up with a plan of action for the owner. This included putting in the missing hardware into the wall that was missed when the wall was built. This required some minor rebuilding to the top of the wall. Remedial ties were also put in place on the wall.

Outcome

A wall that looked the same as before, no further leaking and a happy owner.
